Our houses are homes, they have our personal taste and decor. We often surround our home with family pictures and of course there is always clutter, these are all good things, except when we look at selling or renting our home to move on to another one. Because we live in our home everyday, we don’t always see things through a buyers eyes.  Sometimes a home just needs a good de-clutter and clean, I don’t just mean a normal clean, I mean sparkling, gleaming detailed clean to make it really shine. Sometimes you need to pull out all the stops to make a home stand out from the rest! We can help people see themselves living in your home. We do this in a number of ways, most importantly though, we work to remove objections and bring the best out in your home.

Complimentary Appraisal

So you are looking to put your home on the market, or maybe it is already on the market. Why not request a complimentary consultation to help your home sell faster and for more money?

Property Consultation Report

If you would like to do things yourself, we can provide you with a written report with suggestions tailored to your home to improve its saleability. The report will also include a checklist of things to do.

Full Styling & Staging

Did you know that only 10% of buyers are able to visualise what to do with an empty space? You may find that you have already found your next home and have moved out before your existing property has sold. By presenting a warm, inviting home filled with furnishings you will increase your saleability and put yourself ahead of all those other properties on the market.

Pre-Home Open Styling

We can organise to visit your home prior to the home open, ensure each room is clean and uncluttered and style beds, lounge suits and living areas with bedding, cushions, throw rugs and artwork. We then come back after the home open and collect everything.

Partial Styling & Staging

This is where you are still living in your home or you have started packing and are left with a few blank spaces. It might be a coffee table added or some artwork on the walls that will make all the difference to the look and feel of your home.

Trade & Service Coordination

Whether it is an electrician you need for those safety inspection reports and hard wired smoke alarms or a plumber to fix that leaky tap, we work with qualified, reliable local trades people to ensure that we can get your property on the market as quickly as possible.

Excess Furniture Sales

Sometimes in the process of getting your home ready for sale, you may find that you have pieces of furniture that you just don’t need anymore or want to upgrade before moving on to your new place. We can coordinate the sale of these items through Facebook and Gumtree.

De-cluttering

We help so many people de-clutter their home. It’s not just a good idea when getting your home ready for sale, but it will make the moving process so much easier when your home sells and you move on to the next place and you are going to have to de-clutter anyway so why not do it early!

Cleaning

After de-cluttering, we like to clean a home from top to toe. This means windows and tracks, polished tiles, de-cobwebbing, carpet cleaning, getting rid of pet odour…the works, so your property is sparkling clean when the buyers start to arrive

Storage Solutions

Wherever possible we will utilise furniture that you already have when staging your home, sometimes though, there will be excess furniture or boxed items that need storing outside the property.

Gardening

When you are selling your home, you want to make a good impression right from the start! For all the right reasons, people will notice a freshly mulched garden that’s low maintenance and free of weeds or some lush pot plants near the front door.

Leisha Davis started Spice Styling & Staging after being involved in the real estate industry for the past 15 years. Leisha has worked in sales and marketing and with her husband, has bought and sold several properties and renovated them. She has seen a need in the Great Southern for a one stop shop in getting a home ready for sale. Leisha can project manage your home to bring it to market. This might be anything from a detailed clean, de-cluttering, co-ordinating trades, styling with soft furnishings to partial or full staging.
